Owner statements
Earnings, fees and charges down to a net payout. Build the statement, review it, then issue it — issued statements are frozen and kept on the owner's page.
The statement is the owner's answer to "how did my rooms do?": what they earned, what you charged for managing them and for work done, and the payout that follows. Accommador builds it from the bookings and charges you already have, so producing one takes minutes, not an evening.
What's on it
- Earnings — a line per booking for the owner's rooms across the period.
- Management fee — at the owner's stored percentage, honouring any per-room override, applied line by line.
- Booking fees — the flat per-booking fee, when the owner's terms include one.
- Charges — work billed to the owner in the period, itemised; see charges that flow to owners.
- Net payout — earnings less fees less charges: the number the owner actually cares about.
Bookings that span rooms with different owners are apportioned fairly — booking-level amounts are split across the whole booking before the owner's share is taken, so a shared booking never lands wholly on one owner.
Build and review
From Operations → Owners, choose the owner, the property and the period, and generate the statement as a PDF or a CSV. Read it before it goes anywhere: this is the moment to catch a charge that shouldn't be there — void it and generate again — or a fee that needs correcting. Statements are per property, so an owner with rooms at two properties gets one for each, and each charge appears only on the statement of the property it belongs to.
Issue to lock it
When you're happy, issue the statement. Issuing freezes it: the owner sees exactly the numbers you reviewed, permanently — a later fee change or a voided charge alters nothing already issued. The charges it covers are marked as applied, so no charge can ever appear on two statements. Issued statements are kept, newest first, on the owner's own page — the owner can re-read any past statement without asking you to dig it out.

The owner queries a charge on an issued statement
An issued statement doesn't change — that permanence is what makes it trustworthy. Settle the question with the detail behind the charge: the job, the room, the date and the photos are all on the owner's page, and that record is usually what ends the conversation. If money genuinely needs to move, resolve it in the following period.
