Manage rooms for owners
Only for you if some rooms belong to other people. Owners, their rooms, automatic charges, locked statements and their own page — the monthly spreadsheet, retired.
If you own everything you rent out, skip this whole section — owners are optional, and nothing else in Accommador waits on them. But if some of the rooms, units or boats you run belong to other people, this is the part that replaces the monthly spreadsheet and the run of phone calls.
The monthly grind it replaces
Managing for owners usually means a spreadsheet: each owner's bookings for the month gathered up, your management fee worked out by hand, the maintenance you did on their room remembered (or not), a statement pasted into an email, then the phone calls about what the numbers mean. Accommador builds all of it from the bookings and jobs you already have — nothing re-typed, nothing left to memory.
The pieces
- Owners — kept under Operations → Owners: who they are, their contact details, and their commercial terms — your management fee percentage and any per-booking fee. See add an owner and their rooms.
- Their rooms — each room is attached to its owner from a date you choose, so a change of ownership is clean: the new owner's numbers start exactly where the old owner's finish.
- Charges — work your team does on an owner's room can be billed to the owner automatically, with a queue for anything that needs a human decision. See charges that flow to owners.
- Statements — the periodic statement: what their rooms earned, your fees, work charged, and the net payout. Reviewed by you, then issued and locked. See owner statements.
- Their own page — every owner gets a secure link where they can read their statements, see their rooms' activity, and approve work — without ringing you. See the owner's own page.
How a month runs
- Bookings happen as normal — there's nothing owner-specific to do day to day.
- Jobs done on owner rooms are billed to the owner as they're completed; anything ambiguous parks in a queue for you to decide.
- At the end of the period, build the owner's statement, review it, and issue it.
- The owner reads it on their own page, along with the detail behind every charge. The phone stays quiet.
