Newbook earned its position the honest way: it is genuinely excellent at running parks and communities. Powered sites, kiosks, long-stay residents — that is what it is shaped like.

So the question is simple: is your property shaped like a park?

The case against Newbook, in plain terms

Newbook is excellent at parks — 94% of their own customers run one. If you run rooms instead of sites, here’s what changes:

  1. You’re not allowed to compare notes.

    Newbook’s own contract tells customers to keep what they pay confidential, and says the contract can be ended if you tell another business or a competitor. That’s the real reason nobody has ever seen a Newbook price. Ours is on this page.

  2. A year at a time, whether you like it or not.

    Twelve months minimum, renewing itself unless you give three months’ notice. Leave early and their terms say you forfeit what you’ve already paid and still owe the rest of the term. We’re month to month.

  3. Free support has a price tag.

    Their marketing promises free 24/7 support. Their contract says the opposite: support defaults to do-it-yourself unless you buy a support licence, and even the paid tiers stop Saturday morning. Ours is included and answers.

  4. They won’t help you balance the books.

    Newbook’s own terms say plainly they will not support reconciling your payment gateway or accounting system. Reconciliation is exactly the admin our Xero connection handles automatically.

  5. The growth side is a park agency’s retainer.

    Email, SMS, reviews and ad tracking exist at Newbook — inside a paid Digital Marketing Services package that is, in their own words, tailored to multi-park operators. A 20-room motel gets automated messages and a quote from an agency.

  6. The product is built for someone else, and they say so.

    Newbook’s own numbers: 94% of their customers run RV parks, campgrounds or glamping resorts, and their "small" starts at 30 sites. Their motels page is a leftover park template — the button at the bottom still reads "make it a whole new park". We only build for accommodation properties.
