Accommador vs SiteMinder: $265/mo Buys the Sync. Not the Booking Page, Not the Front Desk.

SiteMinder’s own ASX filing puts its average customer’s bill at $435 a month — 41% of it in fees no price list shows, and still no front desk included — against Accommador’s flat $500 a month, everything included, with no cut taken on a direct booking.

Why operators pick us

The case against SiteMinder, in plain terms

SiteMinder is very good at the thing it does — being everywhere. Here is why an independent Australian operator still ends up better off with us:

  1. You see the whole price, not the opening one.

SiteMinder shows a 5-room starting figure. The same product is $265/mo at 30 rooms and $559 at 80, the booking page costs $94/mo more again, and a setup-fee schedule exists but isn’t shown to you — their own pricing API has a setup endpoint that returns "Missing ID token" to the public. We publish one number that covers every room you have.

  2. Nothing is taken off the top of a booking.

In their own half-year results to the ASX, the average SiteMinder property pays $435 a month — and $178 of that, 41%, is transaction fees. They’ve told the ASX they see a "5x ARPU monetisation opportunity" from selling more of exactly those fees into their existing customers. Ours is $500, full stop, and we take no cut of a direct booking, ever.

  3. Growing a room doesn’t cost you anything.

Their price steps up with every room band — $265 to $375 to $559 on the base plan alone. At 80 rooms SiteMinder Plus is $729 a month before add-ons, and we are still $500.

  4. It fills the rooms, not just syncs them.

SiteMinder keeps your calendar right across 450+ booking sites, but it isn’t a front-desk system and it doesn’t run marketing — you buy those elsewhere. Email, SMS and WhatsApp campaigns, your guest list, reviews and ad tracking are all in our $500.

  5. You can see which ads actually booked a room.

We track it in a way that survives Apple blocking cookies. SiteMinder doesn’t do it, so on their stack that answer comes from a separate subscription you also pay for.

SiteMinder’s base plan is $265/mo at 30 rooms, but it has no booking page — Plus, at $359/mo, is what you’d actually need to take a direct booking at all.

What actually lands on the bill
  • A front-desk system to run reservations, housekeeping and guest folios$400/mo

SiteMinder isn’t a property-management system — it plugs into one you buy separately. Priced at our own stack rate for that capability bought elsewhere.

All in$2,019/mo— before a single transaction fee, which is on top of all of this

30-room Australian independent property on SiteMinder Plus, checked 2026-07-26. $359 is SiteMinder’s own published figure; every line above is our market rate for buying that capability elsewhere, not a SiteMinder charge. $359 + $1,660 = $2,019.

  • Transaction fees on Demand Plus, Channels Plus, SiteMinder Pay and Dynamic Revenue PlusA$0–307.5/mo

No published rate for any of the four — each is “no monthly fee, a commission per transaction.” Modelled both ways: without the proxy (licence + Guest Engagement only, what is actually published), and with a proxy from SiteMinder’s own ASX H1FY26 filing — group-wide ARPU splits A$257 subscription / A$178 transaction (41% of the total), a ratio applied to our licence subtotal, not a per-property quote.

    Show the working

    Workings Without proxy: A$0/mo. With proxy: $178 ÷ $257 = 0.6926 → A$444.00/mo × 0.6926 = A$307.5/mo

MEDIUM on structure (the ASX filing itself is first-party) — LOW–MEDIUM on the dollar figure, because it is a modelled ratio applied to a disclosed group-wide average, not a per-property quote.

Not priced — genuinely unverified, not assumed to be zero
  • Setup and plan-change fees exist (SiteMinder’s own pricing API has gated setup/ and plan-change/ endpoints) but the amount is never published — excluded from the total, not assumed to be zero.
  • Real Demand Plus / Dynamic Revenue Plus rates are priced as “a share of gross booking value” per SiteMinder’s own COO — the true figure could be materially higher than the modelled proxy.

FAQ

Questions operators ask

Not on the licence line alone below about 50 rooms — their Plus tier is $359 at 30 rooms, ours is $500. Where we win is total cost: their own filing shows the average property paying $435 a month before a front-desk system, marketing or ad tracking, and none of that is optional if you actually want to run the property and grow direct bookings.

Their licence is scaled by room count on every tier — $265 at 30 rooms to $559 at 80 on the base plan. Ours doesn’t move: $500 flat, whatever you run.
