SiteMinder alternatives in Australia: six compared (2026)
If you want what SiteMinder does, keeping your booking sites in sync, plus a front desk and marketing in the same system, our pick is Accommador at a published $500/mo. We make it, so read the limits written next to every entry, ours included.
Most operators who look for a SiteMinder alternative have hit the same wall. SiteMinder keeps your calendar right across 500+ booking sites, but it isn’t a front-desk system, and its marketing sits in a paid Guest Engagement add-on that handles guest messages, review prompts and simple post-stay campaigns (as of 28 October 2026), so it sits inside a stack of other bills. Its price also rises with your room count. Its pricing page shows starting prices for a 5-room property, $135 a month or $195 on Plus with the booking page (28 October 2026), and says your actual price depends on room count and is confirmed by a rep in a call.
There is also a second kind of fee. In its FY26 results to the ASX, SiteMinder reported average monthly revenue of $429 per property across all its properties worldwide, Little Hotelier included. About 41% of that ($179) came from transaction products such as payments and metasearch, which are charged per transaction or as a commission rather than at a published monthly rate. So the six below are compared on what you can check before a sales call: the price, fees per booking, setup fees, booking-site sync, Xero and local support.
We left Little Hotelier off this list. SiteMinder owns it, so moving to it keeps you with the same company. It still has its own comparison page if you are weighing it up.
We make Accommador, so we are not a neutral judge. That is why every platform here, ours included, comes with the limits written next to it.
The ranking weighs four things: whether the platform handles your stay rules, whether marketing is included or bolted on, whether you can see the price, and what the whole set of tools costs once you have assembled it.
We chose the criteria on this page, and they are the things Accommador is built around. Below our own entry, the order is our judgement of how well each platform meets those same criteria for an independent Australian operator. It is not a score.
Most vendor facts here come from that vendor’s own public pages. Some come from a vendor’s pricing data, a vendor’s overseas price guide or a third-party report, and the text says so wherever it uses one. Those sources, the dates we checked them and the working behind every fee figure are on our comparison methodology page. Confirm current pricing with each vendor before you decide.
What each one charges, and what it includes
| Platform | Published price | Per-booking fee | Setup fee | Booking sites synced (channel manager) | Xero | Australian presence and support |
|---|---|---|---|---|---|---|
| AccommadorOurs | $500/mo or $5,000/yr, published | None. We take no cut of a booking; the usual card-processing fees apply | None. Onboarding is free on every plan | Included: 100+ booking sites | Included: the books code themselves | Yes. An Australian, founder-run business |
| Cloudbeds | No. A quote after a demo | None on bookings. Card payments carry a markup (their example: interchange plus 1.2%), or a blended rate, varying by location | Not published on their site. Ask for it in writing with your quote | Yes on their One plan and above (not Flex): 450+ channels | A third-party app (The Percentage) that posts daily revenue totals into Xero | No Australian office among the five on their contact page (October 2026), which lists Australia among 40+ countries where they have a local presence. 24/7 email support; phone support comes with their Premium Support option |
| RMS Cloud | Not on their Australian site, where every plan is quote on request. Their 2025 North American campground guide (downloaded July 2026; we couldn’t find it on their site on 28 October 2026) estimated US$3 per site a month | Unclear. That guide lists US$1 per online booking; their own comparison page says no booking fees | Not on their Australian site, whose pages for operators switching systems advertise free onboarding. The same North American guide estimated a US$4,500 one-off fee; ask in writing what applies to you | Yes, in the base plan | Through RMS’s own Financial Interfaces module, which sends account-code totals to Xero, not individual transactions | Yes. Melbourne head office |
| Newbook | Partly. Only Essentials, their small RV-park package, has a price (next column). Their terms ask customers not to share what they pay with other businesses or competitors | $3.50 a booking on Essentials (currency not stated; the page appears aimed at North American RV parks). Not published for other plans | None on Essentials (their May 2025 launch release says zero onboarding costs). Not published for other plans | Yes, included | Yes, a nightly export of payments, refunds and GL codes. Their terms say support won’t cover balancing or reconciling it | Yes, offices in Australia. Their terms (March 2022) default to do-it-yourself support unless you buy a licence; their support page advertises free 24/7 help |
| Mews | No. Priced per room once you give your details | No booking fee in their published material. Card payments: their example is 1.1% on top of interchange and scheme fees | Not published | Yes, powered by SiteMinder (announced May 2026, launched August 2026). Booking.com, Expedia and Airbnb as standard; 400+ channels on Mews Pro | Through a marketplace app | No Australian office: their contact page lists Australia as a remote location. Round-the-clock support, with 24/7 phone lines for critical issues |
| Lodgify | Yes, priced by number of properties, in US dollars, euros or pounds (no AUD). On 28 October 2026 Professional was US$58/mo for one property and US$484/mo for 30 on monthly billing | No booking fee on any plan. A 1% fee applies to guest payments taken online through a gateway such as Stripe or PayPal, on top of the gateway’s own fee | None. Free onboarding is included | Partly. Airbnb, Vrbo and Booking.com directly; other sites by iCal only | No direct Xero connection in their published material; their help centre points to Zapier to send invoices to Xero | No Australian office we could find. An Australian phone number; support is 24/7, sales lines Monday to Friday, 10am to 7pm GMT |
Every cell was rechecked against the vendor’s public pages on 28 October 2026, after a first check on 26 July 2026. Where a cell still relies on an older source, such as a vendor’s July 2026 pricing data or its overseas price guide, the cell names it and its date. Where a vendor doesn’t publish a figure, we say so. US-dollar figures are shown as the vendor or its guide states them, without conversion. We make Accommador, so we are not a neutral judge. Confirm current pricing with each vendor. How we checked these.
6 SiteMinder alternatives, ours included
1 Accommador
Booking-site sync across 100+ sites, plus the front desk, your own booking page, marketing, payments and Xero, for one published plan price.
Strengths
- The sync SiteMinder sells, plus a front desk and marketing in the same login
- Break a stay rule and the search comes back with your three nearest open dates, priced, instead of "no availability"
- See which ad earned the booking, long after browsers stop tracking
- Security bonds reserved on the guest’s card through Stripe or PayDollar
- The price is published: $500/mo, or $5,000/yr
Where we’re not the answer
We connect to 100+ booking sites, not 500+, and there is no direct GDS connection (some travel-agent reach comes through partner channels), no chain-level central reservations and no app marketplace. If you run a chain or rely on corporate travel through the GDS, SiteMinder is built for that and we are not.
2 Cloudbeds
An all-in-one platform with its own channel manager and no added commission on bookings through it.
Full comparison: Accommador vs Cloudbeds →Strengths
- Front desk, booking page and 450+ channels in one system on its One plan and above
- No added commission on bookings, as their own FAQ says
- Several countries and currencies in one system
The limitation
There is no published price, and card payments carry a markup over interchange (their example is 1.2%). On Accommador, card payments run through your own Stripe or PayDollar account at their published rates, and we add no fee on top, so compare the processors’ rates on your own card mix. Guest marketing is a paid add-on, Xero comes through a third-party app that posts a daily journal, and none of the five offices on their contact page is in Australia (October 2026), though it lists Australia among 40+ countries where it has a local presence.
3 RMS Cloud
A deep Australian platform with booking-site sync and a booking page in the base plan.
Full comparison: Accommador vs RMS Cloud →Strengths
- Channel manager and booking page bundled in the base plan
- Handles powered sites and park requirements
- Melbourne head office
The limitation
The Australian price is quote-only. RMS’s pages for operators switching from other Australian systems advertise free onboarding and no booking fees, while a 2025 North American guide of theirs estimated a US$4,500 implementation fee and US$1 per online booking and called those figures estimates, so ask in writing what applies to you. Email marketing (EDM) is an optional add-on on every plan.
4 Newbook
Park-focused Australian software, with channel sync and payments included.
Full comparison: Accommador vs Newbook →Strengths
- Channel manager and payments included, at published card rates
- Built around parks and mixed-use sites
- Australian-built, with offices in Australia
The limitation
No published price beyond its small RV-park package, and their terms ask customers not to tell other businesses what they pay. Newbook Essentials, that RV-park package, lists $3.50 per booking (currency not stated). Their terms, last updated in March 2022, default plans to do-it-yourself support unless you buy a licence, though their support page advertises free 24/7 help. They publish a nightly Xero export, but their terms say support won’t cover balancing or reconciling third-party accounting systems.
5 Mews
A modern, API-first platform for city hotels and groups.
Full comparison: Accommador vs Mews →Strengths
- An open API and a large app marketplace
- Booking.com, Expedia and Airbnb connections standard for every customer, with the full 400-channel network on Mews Pro
The limitation
Mews announced its own channel manager, powered by SiteMinder, in May 2026 and launched it on 17 August 2026, so if you use it you are still on SiteMinder’s distribution underneath. It is priced per room once you give your details, we couldn’t find campaign marketing or a Xero connection in Mews’ own plans as of 28 October 2026 (its marketplace lists apps for both), and their payments-fee page, which Mews now lists among its legacy documents for contracts signed before 1 October 2026, uses 1.1% on top of interchange and scheme fees as its example.
6 Lodgify
Published-price software for small holiday-rental hosts, with no booking fee.
Full comparison: Accommador vs Lodgify →Strengths
- Plan prices are published, with a 0% booking fee
- Direct sync with Airbnb, Vrbo and Booking.com
- A website builder with a booking button
The limitation
Only three sites sync directly (Airbnb, Vrbo and Booking.com) and the rest is availability-only iCal, a long way short of SiteMinder’s reach. Its price rises with the number of properties: on its pricing page on 28 October 2026, Professional for 30 properties was US$484 a month on monthly billing (about A$694 at AUD/USD 0.6973), or US$387 a month billed yearly, and whether each room counts as a property isn’t documented. It bills in US dollars, euros or pounds, and charges 1% on guest payments taken online through a payment gateway. We couldn’t find a direct Xero connection in their published material as of 28 October 2026; their help centre points to Zapier.
Accommador vs SiteMinder: the full comparison
Their price rises with your room count, and about 41% of their average revenue per property, across all their properties, comes from transaction products rather than a published monthly price. Ours is flat and published.

What is the best SiteMinder alternative in Australia?
For an independent Australian operator who wants the sync plus the front desk, booking page and marketing, our pick is Accommador at a published $500/mo or $5,000/yr. We make it. If you run a holiday park, look at RMS Cloud or Newbook. If you run properties in several countries, look at Cloudbeds.
Which SiteMinder alternatives publish their price?
Of the six here, Accommador and Lodgify publish their plan prices. Cloudbeds, RMS Cloud and Mews give you a figure after a demo, an enquiry or a form, and Newbook prices only its small RV-park package. SiteMinder itself shows a 5-room starting price and confirms the rest through its sales team.
Is there a SiteMinder alternative with no per-booking fee?
Yes. Accommador takes no cut of a booking, Lodgify shows a 0% booking fee on every plan (though it charges 1% on guest payments taken online through a payment gateway), and Cloudbeds charges no added commission on bookings through its booking engine or channel manager, although its card payments carry a markup. Check the card-processing rate on any platform separately from the booking fee.
Can I switch from SiteMinder without my listings going offline?
With us, yes. We reconnect your booking sites one at a time, so your listings stay live the whole way. We move you across free on the yearly plan; on monthly our AI sets you up step by step.
